Historic texture. City energy. Dinner around the corner.
Belmont is a neighborhood of front porches, rolling streets, independent restaurants, and a close relationship with downtown Charlottesville.
The city's planning map combines Belmont and Carlton into Belmont-Carlton, bounded generally by the CSX Railway to the north, Moore's Creek to the south and east, and 6th Street SW to the west. All of it is in the city and ZIP 22902.
The neighborhood grew from two 1890s-era subdivisions, not one coordinated development. That explains the varied architecture, lot patterns, and transitions from residential streets to restaurants and trackside commercial uses.
A note on area figures. The city neighborhood profile and Cville Journal use different planning-layer calculations for Belmont-Carlton's acreage. This guide uses the city's 403-acre profile in the headline stats and does not blend different boundary definitions.
A little history—and what's happening now
Places change. These milestones explain how Belmont took shape, while the notes below point to what is active as this guide was researched.
- c. 1837
The Belmont estate
The city traces the name to the estate and Belmont Mansion, built circa 1837. The property was known as Belle-Mont in the early 1800s and renamed Belmont as a horse farm in 1847.
- 1890s
Two subdivisions
The Belmont and Carlton subdivisions established the framework of today’s neighborhood. Northern blocks contain many homes from the 1890s through the 1940s; southern areas include more mid- and late-twentieth-century homes.
- 1905
A bridge encourages growth
The original Belmont Bridge helped the neighborhood grow across the railroad from downtown. It was replaced in 1961 and again in 2024.
- 2024
A renewed downtown connection
The city fact sheet notes the latest Belmont Bridge replacement. Today’s bridge carries Avon Street across the tracks toward the eastern end of the Downtown Mall.
What's new & what to watch
- Downtown Belmont’s restaurant cluster around Monticello Road, Carlton Avenue, and Hinton Avenue remains a major local draw; individual openings and hours change, so verify before heading out.
- IX Art Park brings public art, markets, performances, and immersive experiences to the trackside edge of the neighborhood.
- The city’s 2024 zoning ordinance shapes conversations about future housing and redevelopment. Never infer what can be built on a parcel without a current zoning and permit review.
Streets, edges & neighboring places
Monticello Avenue, Avon Street, Elliott Avenue, and Carlton Road are important routes through the neighborhood. Hinton Avenue, Bolling Avenue, and the cross streets around downtown Belmont form the best-known dining area.
The railroad is both a physical edge and part of the neighborhood's history. Belmont Bridge connects Avon Street toward downtown. IX Art Park sits at the trackside edge, while Belmont Park, Rives Park, and Quarry Park provide different kinds of green space.
North Downtown, Martha Jefferson, Woolen Mills, and Ridge Street surround the area. Use the Belmont map for orientation, then evaluate parking, slopes, street activity, and proximity to commercial uses block by block.
Homes & a dated market snapshot
Northern Belmont includes many homes from the 1890s through the 1940s; the city says southern Belmont has more mid- and late-twentieth-century housing. Expect porches, bungalows, cottages, and varied renovations rather than uniform new construction.
Condition can create enormous differences between two homes with similar square footage. Systems, additions, permits, insulation, drainage, and maintenance deserve attention alongside historic character.
ZIP data is not a Belmont valuation. ZIP 22902 also includes downtown, Martha Jefferson, and Woolen Mills. Zillow's index is a modeled typical value for the middle third of homes—not a sale price, appraisal, or current list-price median.
The city fact sheet uses different dates and methodology. Do not treat the difference between these figures as appreciation or depreciation. Ask Jake for current Belmont-specific comparable sales.
Parks, trails & outdoor pauses
Belmont Park sits between Stonehenge Avenue, Rialto Street, and Druid Avenue. Rives Park offers open space and a view toward Carter's Mountain; Quarry Park covers 9.1 acres near Monticello Avenue at the city's southern edge.
The Moores Creek Trail follows the creek along the neighborhood's southern edge. IX Art Park adds an outdoor public-art setting, while the Downtown Mall is accessible via the Belmont Bridge route.
Plan around current closures. Cville Journal's October 2026 guide reports Belmont Park's spray ground at 725 Stonehenge Avenue closed until May 2027. Verify status with Charlottesville Parks & Recreation before making it the centerpiece of an outing.

Schools: most is not all
Belmont-Carlton is served by Charlottesville City Schools. Cville Journal's October 2026 review of the city school-zone layer places about 72% of the planning neighborhood in the Summit Elementary zone and about 28% in Jackson-Via Elementary.
City addresses feed Charlottesville Middle School and Charlottesville High School under the division's structure. The important detail is the address: do not assume every Belmont property has the same elementary assignment.
Confirm current zones directly with Charlottesville City Schools before making an offer. This guide publishes no ratings; evaluate programs and fit using official information and your own priorities.
Walk downtown. Reach I-64 quickly.
Cville Journal measured about 1.2 road miles from the center of Belmont-Carlton to City Hall and the Downtown Mall, and about 0.7 mile to I-64 Exit 121. These are road distances, not guaranteed drive times.
Its review lists fare-free CAT Routes 1, 2, and 3 through parts of the neighborhood, all connecting to the Downtown Transit Station. Walking and cycling practicality depends on the exact block, destination, weather, hills, and your comfort with the route.
Monticello Avenue (Route 20) provides the direct interstate connection. Test actual travel times during your normal commute.
Moving to Belmont?
A useful relocation plan goes beyond a map pin. Compare the daily drive, total cost of ownership, home condition, and the way you want to spend an ordinary Tuesday.
Jake can build a tour around your priorities, line up virtual or in-person showings, and help you compare Belmont with the other area guides. If you also have a home to sell, the timing of both transactions belongs in the plan from the start.

Tour more than one area
Compare housing styles, ownership costs, and daily tradeoffs—not just list prices.
Verify the address
School assignment, zoning, utilities, HOA rules, insurance, and current comparable sales.
Things every buyer should check
Older-home systems
Inspect electrical, plumbing, HVAC, roof, drainage, insulation, and foundations—not just finishes.
Parking & access
Verify the actual driveway, on-street conditions, slope, and any easements rather than assuming off-street parking.
Zoning & permits
Review current city zoning and permits before relying on expansion, rental, ADU, or additional-unit potential.
Historic considerations
Determine whether any district or exterior-review requirements apply to the specific property and planned work.
Commercial proximity
Visit at different times to understand restaurant, event, traffic, and train activity near the address.
Grocery logistics
The dining core is walkable for many, but a full-size supermarket is not inside the planning neighborhood.
