Connected streets, green space, and a little less ordinary.
Belvedere was designed around the idea that a neighborhood should be more than a collection of houses. Trails, sidewalks, varied architecture, parks, and shared spaces are part of the plan.
The community sits just north of Charlottesville's city limits in Albemarle County, with access from Rio Road. It was the county's first neighborhood planned under its Neighborhood Model, which emphasizes pedestrian orientation, connected streets, neighborhood centers, open space, and a mixture of housing types.
The result is not a rural subdivision and not a downtown block. It is a consciously planned residential community where a trail or coffee stop can be close to home while major shopping, UVA, and downtown remain a drive away.
A little history—and what's happening now
Places change. These milestones explain how Belvedere took shape, while the notes below point to what is active as this guide was researched.
- Mid-2000s
A different kind of subdivision
Planning began around Albemarle County’s Neighborhood Model: connected streets, pedestrian orientation, parks, a neighborhood center, and a mixture of housing types rather than a single repeated lot-and-house pattern.
- 2008
The first residents arrive
The neighborhood association identifies 2008 as the year its first homes were delivered. Belvedere was the county’s first neighborhood planned under the Neighborhood Model.
- 2018–2020
The Center takes shape
The Center at Belvedere broke ground in November 2018. Its facility brought community programming, a café, and a primary-care clinic into the neighborhood; it opened in spring 2020.
- Today
Established, with later phases
Original homes and newer construction coexist. Greenwood currently markets townhomes, villas, and single-family homes. Treat any builder release or commercial-build-out statement as current only on the day you verify it.
What's new & what to watch
- The Center publishes an active calendar of classes, performances, social events, and volunteer opportunities. The café is open to the wider community, not only members.
- New construction remains part of the market alongside resales. Builder pricing, included features, and any incentives need to be compared with the actual resale competition.
- Belvedere’s design emphasizes internal walkability. Most full grocery trips and many commutes still use Rio Road and the Route 29 corridor.
Location, streets & boundaries
Belvedere Boulevard is the community's spine, accessed from Rio Road north of the city. Within the development, connected streets, traffic circles, sidewalks, and paths link residential areas to green space and neighborhood destinations.
The Center at Belvedere is at 540 Belvedere Boulevard; SOCA's Field House is at 875 Belvedere Boulevard. Fairview Swim and Tennis Club sits adjacent but operates independently. These landmarks make useful tour anchors, but neighborhood phases and association boundaries should be checked for the exact property.
For an initial orientation, use the Belvedere Google Maps search, then walk rather than relying only on a drive-through.
Homes & a dated market snapshot
Belvedere mixes garage townhomes, villa-style attached homes, and detached single-family houses. The neighborhood association's planning history explains why the streetscape varies more than a single-product subdivision. Later new construction sits alongside resales from earlier phases.
Published new-construction starting prices
Greenwood's communities page, viewed November 5, 2026, displayed the following "priced from" figures. These are one builder's advertised starting points—not the neighborhood median, an appraisal, or a guarantee of a finished home's price.
How to use these numbers. Lots, options, floor plans, completion status, incentives, and builder terms change the final price. Resales compete on their own condition, location, and timing.
Do not compare a builder's base price directly with a finished resale. Ask Jake for current active, pending, and closed comparable sales and a side-by-side review of builder terms.
No neighborhood median is published here because a current, geographically precise figure was not verified from an appropriate primary market source.
Parks, trails & recreation
Greenwood's local guide describes neighborhood walking and biking trails with Rivanna Trail connections, pocket parks, protected green spaces, a dog park, and certified organic community garden plots available to rent. Pen Park is nearby for additional paths, athletic facilities, playgrounds, and golf.
Fairview offers swimming, tennis, and pickleball through a separate member-owned club. SOCA's Field House adds indoor soccer programming. The Center contributes fitness, arts, education, and social programming. Access, membership, schedules, and resident restrictions differ across these organizations.
Private does not mean automatic. Do not assume a home purchase includes Fairview, The Center, garden plots, or every recreational amenity. Confirm dues, availability, guest policies, and any waitlist directly.
Food, coffee & everyday errands
Local favorites are starting points, not paid placements. Hours, operators, and access rules can change; use the linked source before you go.
The Center Café
Coffee, pastries, smoothies, and breakfast and lunch sandwiches at 540 Belvedere Boulevard. Open to the community; proceeds support the nonprofit center.
Check The Center for current hours and menus.Fairview & neighborhood recreation
Fairview Swim and Tennis Club is adjacent, with swimming, tennis, and pickleball. It operates separately from the HOA; membership terms must be confirmed directly.
Do not assume club access comes with a home purchase.Route 29 errands
Greenwood’s local guide lists Costco, Target, Trader Joe’s, Whole Foods, Kroger, Walmart, and national restaurants along the nearby corridor.
A car is the practical choice for most full shopping trips.Downtown Charlottesville
The Downtown Mall adds independent restaurants, coffee, theaters, and live music. Builder and neighborhood sources place downtown roughly 2.5 miles away, depending on the starting point.

Upcoming dated events appear first, followed by year-round ideas. Event details were checked in November 2026; confirm schedules, tickets, age policies, and resident or guest restrictions with the organizer.

Schools: verify every address
Belvedere is in Albemarle County Public Schools. Craig Builders' community page lists Agnor-Hurt Elementary, Jackson P. Burley Middle, and Albemarle High School for its Belvedere homes. That is useful starting context, not an enrollment guarantee for every address or future year.
Use the division's attendance information and confirm the exact property directly with ACPS before relying on an assignment. Program availability, capacity, grade configuration, and boundaries can change.
This guide intentionally publishes no ratings or demographic characterizations. Review official school information and visit or contact schools based on your own educational priorities.
Commute & daily transportation
Rio Road connects the neighborhood to Route 29, the area's major north–south retail and employment corridor. The neighborhood association describes Belvedere as minutes from downtown, UVA, shopping, and major employers. Greenwood estimates roughly 10–15 minutes to downtown or UVA depending on destination and traffic.
Those are broad estimates, not promises. Test the actual address-to-work route at the hour you expect to travel. Internal walking and biking infrastructure is a strength, but a car remains practical for many weekly errands and commutes.
Moving to Belvedere?
A useful relocation plan goes beyond a map pin. Compare the daily drive, total cost of ownership, home condition, and the way you want to spend an ordinary Tuesday.
Jake can build a tour around your priorities, line up virtual or in-person showings, and help you compare Belvedere with the other area guides. If you also have a home to sell, the timing of both transactions belongs in the plan from the start.
Start with your routine
Work, school logistics, recreation, shopping, and the trips you make every week.
Tour more than one area
Compare housing styles, ownership costs, and daily tradeoffs—not just list prices.
Verify the address
School assignment, zoning, utilities, HOA rules, insurance, and current comparable sales.
Things every buyer should check
Association documents
Review the specific HOA, current dues, covenants, architectural rules, reserves, and any phase-specific obligations.
New versus resale
Compare base price, lot premiums, options, timelines, warranties, and incentives with nearby completed resales.
Amenity access
Fairview membership is separate. Verify every membership, guest policy, and private facility assumption.
County address
Belvedere is in Albemarle County, not the city. Verify taxes, services, utilities, and schools for the parcel.
Commercial activity
Do not assume planned retail is open. Tour the actual commercial spaces and verify current operations.
Your real commute
Test drive times and daily routes rather than relying on a broad neighborhood estimate.
