Lake days, fairways, and room for a community calendar.
Lake Monticello is a gated community built around a 352-acre lake, an 18-hole golf course, and an unusually full menu of recreation and neighborhood activities.
LMOA places the community 15 miles southeast of Charlottesville in Fluvanna County, with Palmyra mailing addresses. More than 4,000 households sit across sections with different home styles, settings, and relationships to the water and course.
This is not a Charlottesville city neighborhood. County services and schools, association membership, gate access, and the daily drive all belong in the buying decision from the beginning.
A little history—and what's happening now
Places change. These milestones explain how Lake Monticello took shape, while the notes below point to what is active as this guide was researched.
- 1958–1962
The first concept
LMOA’s history traces the idea to local businessmen in 1958 and a June 1962 plan for a recreational community. Land acquisition followed under the Nahor Milling Corporation name.
- Late 1960s
Development takes a new direction
After investor Bob Harmon’s death in 1967, Great Eastern Development Corporation acquired the assembled property, laid out lots, contoured the lake, built the dam, and designed the golf course.
- Five decades
Golf becomes an anchor
LMOA describes its 18-hole, par-72 course as designed by Buddy Loving roughly five decades ago to use the rolling Piedmont landscape.
- Today
Lake life with an active association
More than 4,000 households surround the lake. LMOA operates a gated, amenity-rich community with member facilities, public golf and dining access, and an extensive event calendar.
What's new & what to watch
- LMOA’s November calendar includes resident events, community meetings, recreation, and volunteer activities. Some activities are for residents and registered guests only.
- Water and wastewater infrastructure is an active local topic; a November Water Workgroup meeting addresses upgrades and communication. Buyers should ask for current utility information for the specific property.
- Lake Monticello is a distinct Fluvanna County community, not a city of Charlottesville neighborhood. County taxes, services, and school assignments apply.
Gates, sections & the routes outside
Ashlawn Boulevard leads toward the main clubhouse and beach area; Jefferson Drive serves the marina; Bunker Boulevard is home to the golf course, pro shop, and Bunker Bistro. Different home sections have different settings, so tour the route from the actual front door to the gate and amenities.
Route 53, Thomas Jefferson Parkway, is the primary westbound connection toward Charlottesville. LMOA's history describes early community planning around Routes 53, 600, and 618.
Use the Lake Monticello map for a first look. Then visit with gate procedures in mind: this is a private, gated community, not an open public lake park.
Homes & a dated market snapshot
Housing varies by section, age, setting, updates, and relationship to the lake or course. Waterfront exposure and association costs can matter as much as square footage when comparing homes.
Redfin's Lake Monticello market page provides a dated local snapshot. The figures below cover the three months ending September 2026; they are not a quote for any specific home.
Read the market page's own definitions. Redfin reports the median over a three-month period and labels other monthly metrics separately. Small changes in sales mix, waterfront exposure, or property condition can move a local median.
Ask Jake for current MLS-backed comparable sales in the relevant section and price range before making an offer or setting a list price.
The amenities are the story
LMOA lists five beaches, a marina, boat launches, slips and rack storage, a seasonal pool, two clubhouses, playgrounds, basketball, tennis and pickleball courts, a walking track, ball field, and Park and Walk paths.
The public 18-hole, par-72 golf course shares 51 Bunker Boulevard with the pro shop and Bunker Bistro. Tee times, memberships, clinics, and dining operate separately from basic homeownership.
Tufton Pond adds licensed fishing, non-motorized boating, and an accessible pier. LMOA expressly prohibits swimming there for people and pets. Nearby Pleasant Grove Park offers additional public trails and river, forest, and field habitats.
Member access matters. Most amenities are private. LMOA guest registration and accompaniment rules apply; golf and designated dining have public access. Confirm boat registration, guest policies, seasonal schedules, and any added fee before planning an outing.

The Pub & Bunker Bistro
On-site dining and event venues are part of the community experience. LMOA states that golf, dining, and event hosting have public access; membership rules can differ by facility.

Schools: a district path, not a guarantee
Lake Monticello is served by Fluvanna County Public Schools. The district lists Central Elementary for Pre-K–2, Carysbrook Elementary for grades 3–4, Fluvanna Middle for grades 5–7, and Fluvanna County High School for grades 8–12 under its current grade configuration.
That district pathway is orientation only. FCPS assigns schools by address, and grade configurations or attendance policies can change. Use the official registration page and ask the division to verify the exact property and school year.
Confirm transportation and program details directly. This guide publishes no ratings or school-quality claims.
Test the drive from the front door
Route 53 is the main connection toward Charlottesville and I-64. LMOA describes the community as 15 miles southeast of Charlottesville and 67 miles northwest of Richmond. Actual drive time depends on the section, gate, destination, traffic, and time of day.
Inside the gates, travel between home sections and amenities is primarily car-oriented. Marked walking routes and trails support recreation, but they do not replace a practical daily transportation plan.
Moving to Lake Monticello?
A useful relocation plan goes beyond a map pin. Compare the daily drive, total cost of ownership, home condition, and the way you want to spend an ordinary Tuesday.
Jake can build a tour around your priorities, line up virtual or in-person showings, and help you compare Lake Monticello with the other area guides. If you also have a home to sell, the timing of both transactions belongs in the plan from the start.
