WELCOME TO WESTERN RIDGE

An established neighborhood with a farmhouse at its heart.

Western Ridge pairs more than 200 homes with a historic clubhouse, a seasonal pool, resident recreation, and connections to Crozet's greenway system.

The Western Ridge Homeowners Association places the neighborhood about one mile from historic downtown Crozet and roughly 12 miles west of Charlottesville. This guide covers that specific Crozet community, centered around the clubhouse at 5030 Lake Tree Lane—not a similarly named development elsewhere in Virginia.

The experience differs from Old Trail next door: Western Ridge is primarily an established detached-home neighborhood with resident amenities, not a mixed-use village with a commercial center inside its boundaries.

PAST & PRESENT

A little history—and what's happening now

A little context for the place you're considering.

How Western Ridge took shape Read the story +
  1. 1858

    The farmhouse comes first

The original farmhouse on the land was built in 1858. It survives as the community clubhouse at 5030 Lake Tree Lane rather than having been replaced by a generic amenity building.

  2. Late 1990s

    A neighborhood around the farm

RealCentralVA identifies Craig Builders as the developer of Western Ridge on the former Walton family farm, preserving the farmhouse as its centerpiece.

  3. 2010s

    The West End phase

The West End at Western Ridge added a later phase to the established neighborhood. Home age, section, and association details should be checked property by property.

  4. 2022–Today

Established, with current school verification essential

RealCentralVA records a 2022–23 redistricting into Crozet Elementary. Today the HOA represents more than 200 homes and maintains the shared facilities and common areas.

01

Western Ridge is an established, primarily detached-home neighborhood—not Old Trail's mixed-use village and not a similarly named development elsewhere in Virginia.

02

The HOA lists a November chili cookoff and December holiday party on its 2026 social calendar without public dates. Residents should use official HOA notices rather than assuming a schedule.

03

Pool membership is included in the HOA fee according to the association. The pool is seasonal, generally Memorial Day through Labor Day; clubhouse, guest, and facility rules still apply.

ORIENTATION

Lake Tree Lane, the West End & downtown Crozet

Lake Tree Lane leads to the historic clubhouse and shared recreation. Autumn Hill Drive and Spring Cove Lane are among the residential streets identified in HOA updates; the later West End phase adds another layer to the neighborhood's housing stock.

RealCentralVA places US-250 north of the neighborhood, Cory Farm south, Old Trail east, and Rockfish/Brownsville west. Use the Western Ridge map for a first look, then verify the parcel, section, and association documents rather than relying on a map pin alone.

Downtown is approximately a mile away by the HOA's description, but that does not make every daily trip comfortably walkable from every home. Test sidewalks, trail connections, road crossings, hills, and the actual route you plan to use.

REAL ESTATE, WITH CONTEXT

Established homes—and a very small sales sample

RealCentralVA describes primarily traditional detached homes, generally around 2,000–2,600-plus square feet, developed from the late 1990s onward. Lot setting, section, updates, finished space, and condition can change the comparison substantially.

Its Western Ridge page reports MLS closed sales compiled by Jim Duncan for the 12 months ending August 16, 2026. Only five closings appear in that annual set, so the median and range are descriptive context—not evidence of a trend or a valuation.

Five sales do not make a trend. The $49,000 difference between the one- and two-year medians can reflect which homes happened to sell. Redfin's broader Crozet page separately reports a $540,005 median over the three months ending September 2026, $244 per square foot, 40 average days on market, and 61 September sales—different geography, window, and housing mix.

Ask Jake for current MLS-backed comparable sales, active competition, and address-specific association costs before setting an offer or list price.

CLUBHOUSE, POOL & GREENWAY

Resident amenities with real history

The 1858 farmhouse serves as HOA meeting space, a rentable homeowner venue, and a base for neighborhood events. The association also lists a full-size pool and children's pool, exercise room, hard-surface tennis court, playground, picnic pavilion, fire pit, and fishing pond.

Pool membership is included in the HOA fee, according to Western Ridge. The pool generally operates Memorial Day through Labor Day; it is swim-at-your-own-risk even when lifeguards are present. Guests are welcome under association rules, and facilities remain resident amenities rather than public attractions.

Natural trails connect with the Crozet greenway system, supported by Crozet Trails Crew. Nearby Claudius Crozet Park offers a separate community-owned recreation destination with paths, sports, a dog park, fitness, and year-round swimming.

Photos are honest nearby context. No clearly licensed Western Ridge street, clubhouse, amenity, or aerial photographs were found. The hero is the historic Blue Ridge Tunnel near Rockfish Gap (a regional excursion); the gallery includes Crozet's railroad trestle in 2008 and downtown Crozet about a mile away. None is presented as Western Ridge itself.

These businesses are in Old Trail, not inside Western Ridge.

The Crozet Farmers Market is scheduled to return December 5 behind the Blue Goose Building during the holiday market day.

Regular-season schedules differ; confirm vendors and hours before shopping.

Groceries & everyday errands

RealCentralVA identifies Crozet Elementary for Western Ridge following the 2022–23 redistricting. ACPS's published Western feeder pattern is Crozet Elementary → Henley Middle → Western Albemarle High.

This is a current orientation, not an enrollment guarantee. ACPS assigns schools by home address and says its GIS results are unofficial until confirmed. Use the official attendance-area page, then contact ACPS Transportation at 434-973-5716 for the exact property and school year.

Confirm transportation, programs, and any future boundary decisions directly. School building photos are from 2006 and do not guarantee assignment; no ratings or school-quality claims are made.

GETTING AROUND

Close to Crozet, oriented toward short drives

US-250 provides the main connection toward Charlottesville and I-64. The HOA describes Crozet as about 12 miles west of Charlottesville, while RealCentralVA estimates 12 miles from Western Ridge to the Downtown Mall. These are approximate distances, not drive-time promises.

Jaunt's Crozet CONNECT West stops at Jarmans Gap Road and Old Trail Road, Summerford Lane and Welbourne Lane, and Old Trail Village Center on workdays. Those are not Western Ridge doorstep stops; verify access, parking, and the official schedule before planning around transit.

Greenway trails support recreation and some local connections. For groceries, appointments, school logistics, and work, test the actual drive or transit route from the property at the time you expect to travel.

BEFORE YOU BUY

Things every Western Ridge buyer should check

A practical buyer's checklist 6 things to verify +
01

HOA disclosure packet

The seller should obtain the property-specific association packet. Review current dues, account status, rules, reserves, planned projects, transfer costs, and any violations rather than relying on an old fee estimate.

02

Section & maintenance

Confirm which section governs the property, what the association maintains, and which exterior, lawn, insurance, utility, and amenity obligations belong to the owner.

03

Amenity rules

Verify pool inclusion, seasonal schedule, guest policy, exercise-room access, clubhouse rental, pond and pavilion rules, and any separate charges directly with the HOA.

04

Trails & easements

Review recorded plats and any trail, utility, drainage, or conservation easements. A visible path or utility marker does not by itself explain the legal rights on a parcel.

05

School confirmation

Ask ACPS to verify Crozet Elementary, Henley Middle, and Western Albemarle High for the exact address and school year; check transportation and future boundary decisions.

06

Everyday access & intended use

Test the downtown and commuting routes. Verify internet options, rentals, pets, parking, exterior changes, and any renovation or home-business plan before contract deadlines expire.
